Roofing Problems & Warning Signs
15 January 2025Roofing Protection SchemeCommon Roofing Problems in Manchester — And How to Fix Them
Manchester receives more rainfall than almost any major English city outside the Lake District fringe — and its vast stock of Victorian and Edwardian terraced housing was built long before modern waterproofing materials existed. The result is a predictable set of roofing problems that affect thousands of Manchester homeowners every year.
## The Most Common Roofing Problems in Manchester
### 1. Failed Chimney Flashings
Chimney flashings are the most common source of roof leaks in Greater Manchester. Victorian terraced properties — which make up a huge proportion of Manchester's housing stock in areas like Hulme, Ardwick, Chorlton and Anfield — were originally flashed with lead that is now frequently 80–120 years old. As lead ages, it oxidises, develops hairline cracks and begins to pull away from the masonry as repeated thermal movement loosens the fixings.
In Manchester's wet climate, even a tiny gap between flashing and chimney is enough to let significant water in — particularly during south-westerly storms. Water tracking down a chimney flashing typically appears as a damp patch on an internal ceiling or wall several weeks after the original entry point formed, making diagnosis difficult.
**The fix:** Re-flashing a chimney with new code 4 or code 5 lead, properly stepped into raked-out mortar joints and dressed correctly, should last 50+ years. Ensure your contractor also checks the flaunching (the mortar slope at the top of the chimney stack) as failed flaunching is often found alongside failed flashings.
### 2. Deteriorated Ridge Tile Mortar
Manchester's annual 800mm+ of rainfall, combined with regular freeze-thaw cycles in winter, relentlessly attacks the cement mortar bedding that holds ridge tiles in place on pitched roofs. Once mortar begins to crack, water infiltrates, freezes, expands and progressively widens the cracks. Within a few winters, ridge tiles become loose enough to be displaced by strong south-westerly winds — a common cause of emergency call-outs across Greater Manchester.
**The fix:** Ridge tiles can be re-bedded in fresh mortar — but a better long-term solution on Manchester properties is dry-fix ridge systems, which use purpose-made mechanical fixings instead of mortar. These are impervious to freeze-thaw damage and will not require repointing.
### 3. Blocked Gutters Causing Damp
Manchester's rainfall means gutters carry significant water volumes year-round. Victorian cast-iron guttering — still present on many inner Manchester properties — corrodes at joints over time, while even newer UPVC systems develop leaks at brackets and stop ends. Blocked gutters from moss, leaves and debris are extremely common in Manchester's tree-lined inner suburbs.
Overflowing gutters do not just cause nuisance dripping — the water saturates brickwork at eaves level, leading to damp penetrating interior walls, timber rot in fascia boards, and deterioration of the outer leaf of cavity walls.
**The fix:** Annual or biannual gutter clearing is one of the cheapest and most effective pieces of roof maintenance a Manchester homeowner can do. Combined with gutter repair or replacement where needed, it prevents damp problems that can cost thousands to address.
### 4. Flat Roof Failures on Extensions
Many Manchester properties had extensions and rear additions built in the 1960s–80s using torch-on felt flat roofing. These systems have an expected lifespan of 10–15 years and are now well beyond that on most properties. Failed flat roofs are one of the most common sources of active leaks in Manchester homes.
**The fix:** Modern EPDM rubber or GRP fibreglass flat roofing systems replace felt with materials that last 25–40 years and perform significantly better in Manchester's wet climate.
## When to Call an RPS-Approved Manchester Roofer
Do not wait for an active leak to appear inside your home. By the time water reaches your ceiling, it has already been tracking through roof timbers and insulation for some time. Early warning signs include:
- Dark staining on chimney breasts or external walls
- Moss growing on north-facing roof slopes
- Ridge tiles that look slightly displaced from ground level
- Gutter brackets pulling away from fascias
- A musty smell in the loft space
Every RPS-approved Manchester roofing contractor has been independently vetted for insurance and professional standards — and can offer eligible customers optional RPS Protection up to £20,000.
